Risk Factors

Real Estate Market Risk

Real estate values are subject to market fluctuations. Economic conditions, interest rates, local market dynamics, and other factors can significantly impact property values and the ability to exit investments profitably.

  • Market downturns can reduce property values and extend holding periods
  • Interest rate changes affect borrowing costs and property demand
  • Local economic conditions impact rental income and property values
  • Regulatory changes can affect property development and use

Operator & Execution Risk

The success of real estate projects depends heavily on the operator's ability to execute their business plan. Delays, cost overruns, or execution failures can impact returns.

  • Construction delays can extend loan terms and increase costs
  • Cost overruns may require additional capital or reduce returns
  • Operator inexperience or poor execution can lead to project failure
  • Market timing and exit strategy execution are critical

Liquidity & Concentration Risk

Real estate investments are generally illiquid and may be concentrated in specific markets or asset types.

  • Investments are typically illiquid with defined terms (6-24 months)
  • Early redemption is generally not available or subject to restrictions
  • Geographic concentration in Los Angeles market
  • Asset type concentration in residential and small multifamily

Credit & Default Risk

Despite conservative underwriting, borrowers may default on loans, requiring foreclosure or other remedies.

  • Borrower default can result in foreclosure and asset recovery costs
  • Foreclosure processes can be lengthy and expensive
  • Recovery amounts may be less than outstanding loan balances
  • Market conditions at time of default affect recovery
